What do I need to buy property in Spain if I live abroad?

As an EU citizen you can buy without restrictions. You do need an NIE (foreigner identification number), essential for the deed, taxes and opening a bank account. We arrange it with you and guide you through every legal step up to the notary.

What costs are added to the purchase price?

On top of the price, budget between 10 and 14% in costs and taxes, depending on the region and whether it's a new build or resale: transfer tax (ITP) or VAT, notary, land registry and legal advice. In the consultation we calculate this precisely for your case, with no surprises.

How much does professional rental management cost?

It depends on the type of rental (holiday or long-term) and the services you choose. You receive a transparent breakdown of all fees up front, with no hidden costs. Good management usually pays for itself: higher occupancy, better rates and less vacancy.

What return is realistic?

It varies by region, property type and rental model. We don't promise the earth: for each property we calculate a realistic scenario based on current rental data for the area, including costs, taxes and vacancy. So you decide on facts, not promises.

Do I need a licence for holiday rentals?

In most autonomous regions holiday rental requires a licence or registration, and the rules vary by region and even by municipality. Before buying we check whether the property can obtain the licence, so your rental plans don't run into regulation.

Can I also invest in land?

Yes. Besides homes, we guide you through buying land: reviewing zoning, buildability and the required permits. We also help you find architects and builders and supervise the construction.

Can I use the property myself?

Of course. Many clients combine personal use with rental: you block the weeks you want to enjoy and we rent out the rest. The monthly report shows exactly how that combination affects your returns.

How is my rental income taxed?

If you are a non-resident, you are taxed in Spain on your rental income (form 210). We work with tax advisers who prepare your returns and advise you on cross-border taxation, including the double-taxation treaties.

What languages do you work in?
